November 6, 2023 - Freeman Area Homes Market Update
Currently, there are only three homes actively for sale in our neighborhood. Three others are listed in the “private market”. The private market is an area on the MLS that a REALTOR can see, but it is not publicly viewable on sites like Zillow, Realtor.com, Redfin, etc. There are many reasons a seller may choose to have their homes on the private network, and maybe I will go into detail on that in a future post. Again, very low inventory. There are seven homes that are under contract, and six homes have sold over the past month. The market time for the sold homes is as follows: 217 S. Rosedale, 5 days on the market, sold over list price. 559 Rockwell Rd, 6 days on the market, sold at list price. 337 Ingleside, 5 days on the market, sold $7k under list. 245 S Calumet, on the market for 1 day, sold at list price. 2280 Apple Hill Ln, sold in 6 days at list price. 235 LRA Drive, sold in 5 days over list. 2425 Bradford Drive, sold in 27 days, $25k under list. 843 Hardin Ave, sold in 3 days, over list price. 136 S Buell, sold in 9 days, over list price.
Do you see a pattern here? The homes that sell close to or over the list price all sell very quickly. The homes that are currently for sale in our neighborhood have been on the market for an average of a little over 36 days. Pricing and local market knowledge are so important for getting your home sold and retaining leverage for the seller.
