Personally, I love the forecast of fewer sales and less activity. The market has been so hot for so long, it has been easy for anyone to sell their home. Pick a price, put it on the market and let the bidding begin. That is what we have seen over the past 2-3 years. The type of market we are in right now (yes, now) and the market for the next few years will be much different. Still a sellers market because of the lack of inventory, but also more complicated.

I like a complicated market because I know that as a REALTOR, I can make a huge difference for my clients. Navigating pricing, being able to read agents, buyers, appraisers, home inspections and attorneys and being able to reduce the stress for my sellers are the strengths I bring to the table as a REALTOR. These skills will be so much more valuable now and in the years to come.

I have been through this type of market before. I know the pitfalls that lay in front of my sellers. I know how to navigate these waters and position my sellers to set them up for success. I can anticipate the problems that lay ahead and talk about them before we even get the listing on the market. That way, my clients are prepared for everything that can happen. When things go wrong (which they always do), we can adjust and make the changes necessary while minimizing the stress of the situation for my sellers.

If you are considering selling your home in this market, please call me. Let’s talk. Interview several agents to make sure the one you are using is the best qualified to help you through this move. Use your best judgement and really think about the situation and what is needed. In a tight market, every decision you make is more important and has a larger impact on the ultimate result. Make sure you are being advised well.
