2019 - Average Sale Price - $237k - Number of Homes Sold - 111

2020 Average Sale Price - $240k - Number of Homes Sold - 116

2021 Average Sale Price - $274k - Number of Homes Sold - 139

2022 Average Sale Price - $324k - Number of Homes Sold - 125

2023 Average Sale Price - $315k - Number of Homes Sold - 77

2024 Average Sale Price - $357k - Number of Homes Sold - 84

What does 2025 have in store? My professional opinion is that we will see an increased number of listings and a slight softening of the seller's market we've experienced over the past five years. Interest rates seem to be settling in the 6-7% range. As this becomes the norm and people realize we won't return to the 3-4% rates of the pandemic era, more homeowners who have been "stuck" due to low rates will likely list their homes for sale. Sales from the Prairie Meadows subdivision should also raise prices for nice homes in the surrounding neighborhoods.

However, as you know, this is just a prediction—reality will unfold in real time. If you're in the market, make sure to choose a REALTOR® who knows this area and keeps track of developments daily. My goal this year is to personally see every home that comes up for sale in the Freeman School District. This ensures I stay on top of our market. Additionally, I aim to represent 15 sellers in our area this year. This is the right number for me to give each client individual attention and avoid becoming overwhelmed. I want every person I work with to feel like they're my number-one priority, and keeping this manageable workload should ensure that level of service
