Appraisal Information
Once the inspection portion of the contract is complete, the buyer will generally order the appraisal right away.
The appraisal is generally the last big hurdle to overcome on way to successful closing.
We want the appraiser to be able to enter the home without the sellers there. We want in showing condition with all lights on and easy access to every area of the home. There may be special instructions for access to the attic in certain situations. We will let you know if this is the case.
Appraisers come in all shapes and sizes, but generally speaking they are very particular and often not very social. There are always exceptions but this is the general rule. They are numbers people and that is their strength. They don’t care about the emotions or how lovely the countertops are… it’s square footage, recent updates and usable comps. That’s it. After we speak to an appraiser, we may decide it is best to meet them at the property or we may decide that they are the type of appraiser that would rather be left alone. Many appraiser don’t appreciate being “sold to”… Again, they just want the information and that’s it!
Generally it takes about a week to get the results back after an appraisal. We will be checking and let you know. The best news we can hear at this point is, “The appraisal is fine and on value”.
